Dr. Joe Maniscalco is a licensed prosthodontist – a specialist in cosmetic, implant, and reconstructive dentistry with wide experience as a family dentist in Brooklyn, New York. His office, Aesthetic & Implant Dental Arts, features the most up-to-date technology, while maintaining the feel of a family practice, making patients feel at ease. To keep up with the ever evolving changes in technology and patient care, the cosmetic dentistry office, acquired from another practitioner, was in need of a makeover.

The AIDA office interiors were reconfigured and upgraded to have a medical operatory, a second procedure room that also functions as a patient consult space, and a brand-new laboratory for the custom fabrication of implants in-house. Studioteka also designed two new dental hygienist rooms, as well as custom cabinetry for all the rooms. Brand-new driftwood gray floors and a gorgeous shade of blue are integrated into all the lab and procedure rooms, helping practitioners reset their vision when doing expert color corrections, whitening, and dental implants. The procedure room and hygienist areas had bespoke alabaster-white glossy cabinets, clerestory windows, and new inset glass doors installed to contrast with the shades of blue in the color scheme; this allows natural and artificial light to gently bounce which opens up and illuminates the spaces. The ceiling and existing lighting were stripped down and replaced with a new acoustical ceiling with crisp, white LED lighting, allowing for a sense of quiet within the rooms of this busy practice.

Located in a historically landmarked building in Manhattan’s Midtown South district, this approximately 2,000 square foot office project converted a blank canvas into the bright new headquarters for Little Bird, HR, a fast-growing firm dedicated to helping K-12 schools better manage their human resources. The space is configured as a large open loft with a conference room and private office separated from the main space by floor-to-ceiling glass walls. The general workspace is organized into three distinct zones, with the kitchen and lounge situated near the entrance to the office suite, while sleek white standing workstations for Little Bird’s team are arranged in a peninsula anchored to the suite’s west wall with its bright windows and views looking out over Fifth Avenue. Two of Little Bird’s slogans, ‘Woo Hoo’ and ‘Yay!’ are applied to the walls beside the workstations, and ‘You Did It!’ is on one of the walls in the area where staff have informal meetings, contributing to the overall happy vibe that the company is known for.

Studioteka’s design uses Little Bird’s brand imagery, upbeat slogans, and company colors, magenta, black, gray and yellow, to create a lively and playful atmosphere, well suited to the firm’s K-12 school clientele. Yellow acoustical panels are hung from the ceiling on thin cables at varying heights, both brightening and adding vibrance to the open loft space, while yellow accent walls can be seen through the glass which separates the conference room and private office from the rest of the space. Studioteka placed translucent film and a yellow horizontal band with Little Bird’s logo across the two glass entry doors to the suite, a design move that provides privacy while at the same time bringing the firm’s brand identity to the foreground. A translucent magenta band runs at the same height across the glass walls on the interior of the suite, while a magenta accent wall runs along the inside of the entry wall by the suite’s kitchen and lounge. The lounge has a bright yellow accent rug, a black Popin couch, and two gray Popin chairs arranged around a classic modern Noguchi glass table. Lastly, magenta is used to brighten the existing columns, wrapping the firm’s color scheme up and around the space. White Popin desks, gray accents, and black desk chairs complete the overall look. We like to call this sequence a ‘render and after!’ The image on the left is one of our renderings of one of the spa-like treatment rooms in our office annex project for client Dr. Yael Halaas’ plastic surgery practice. The two images to the right are photos of the finished space! This shows that at Studioteka our design vision truly matches the built reality we deliver at the end of a project.

The photos on the left show the old Pizzeria De Santo that we converted into Tre, a warm and inviting Italian restaurant with an extensive wine list and Italian-style small plates from Napoli! The space had been very underutilized with minimal seating and a small office taking up much of the back. A massive pizza oven dominated the front of the space leaving little room for anything else, and the lighting was very cold and uninviting. The images on the right show our transformation where we added whitewashed brick, a new bar with a custom blackened steel bar top and bamboo plywood base, and custom niches for candles and jars of preserves that also cleverly hid pipes!

The four photos on the left show the former pizzeria before Studioteka’s design intervention, which can be seen in the three larger images on the right. The old neon storefront facade, seen in the top left image, was completely replaced by a new custom floor-to-ceiling glass folding door which can open during the warmer months. A new awning and signage in the restaurant’s signature colors, dark brown and cream, was added, along with a temporary vestibule that prevents cold air from entering the space during the colder months (far right photo). The former pizza oven (second from left, top) and office (second from left, bottom) which dominated the space and made it feel much smaller, were completely removed, allowing for a much more open dining space. Warm ‘Edison’ lightbulbs and candle niches create a warm and inviting glow when seen both from the street and from within the space itself.

On the left are two progress shots showing the place under construction. You can see the blackened steel bar top has been installed, as has the bar sink and one refrigerator. Electrical for concealed lighting hidden under the bar top was not yet installed in the two photos on the left, but you can clearly see the finished effect in the photos on the right!

The image on the far left shows the custom blackened steel wine racks we designed which had not yet been installed in one of the niches we built around pipes in the space. The finished result can be seen in the third image from the left with the bar height communal table in front. The second image from the left shows the whitewashed brick after being sandblasted and sponge painted, and the last image on the right shows the custom wine racks full and ready to go!

Studioteka recently reworked an existing medical office suite in Manhattan’s Midtown East for Dr. Yael Halaas, a successful, high-powered plastic surgeon. The existing suite lacked a consult room where the surgeon’s upscale clientele could meet with the doctor or staff to discuss procedures and options. The doctors sharing the 1,865 SF office suite had been holding patient consultations in the existing procedure rooms, rather than in a designated space. They felt that this limited their ability to really connect with clients in a safe space, and wanted the new consult room to feel warm, inviting, and luxurious.

Studioteka also designed custom cabinetry for an administrative office in the space in order to maximize storage in the busy practice. A new floor-to-ceiling unit was built along the eastern wall of the space which incorporates two lockable file drawers for confidential documents, a fold-down laptop desk, and a series of storage areas with sliding doors in white Wilsonart laminated mica. The workstations on the opposite side of the room had a new wall unit installed above the desks with three sliding, lockable doors for the doctors’ medical supplies. This allows for a much more efficient use of the space and keeps everything tidy and organized.

The two photos above on the left show Aladdin Lounge before the redesign, and the one on the right is taken looking into the space after a dramatic transformation! The previous lounge at this location was in need of a serious facelift–the flooring was cracked and damaged, the banquettes needed to be redesigned and reupholstered and the lighting did little to create the type of environment that the new owner wanted for the place. Studioteka stripped and gutted the existing space and completely reworked the lighting design. The new look for Aladdin is based upon the feel of a Moroccan courtyard at sunset under a deepening blue sky. Studioteka whitewashed the existing brick wall in the space, adding brightness and texture and a white palette for the color-changing LEDs in the coves and concealed in the backs of the banquettes.

The image on the left shows the main space looking towards the street, with the dark brick wall and dated interior decor. The image on the right shows the same view after the redesign. The lighting has a variety of color settings allowing Aladdin’s new owner to create different moods within the space-based upon time of day, year, or special seasonal events. We removed the tired wall sconces, took out murals and idiosyncratic ad hoc decor and pulled the space together into an appealing new entrant to the bustling Steinway nightlife scene.

The image on the left above shows the VIP lounge before the transformation, while the image immediately next to it shows our redesign. The walls were completely rebuilt and lighting incorporated into the decorative Moroccan arches surrounding the space. The image on the far right shows some of the establishment’s patrons enjoying some of the desserts, shakes and imported hookah tobacco that makes this place so popular.

The image above on the left shows a typical seating arrangement in the lounge before the redesign. The middle photo shows a close-up of the new banquettes with an imported tea set and glasses on a silver tray. The far-right image shows the new banquettes with integrated lighting, new tables and chairs to create an atmosphere that is comfortable and welcoming.

The two photos on the left show Nurse Bettie, a Lower East Side favorite, under construction! We built the bar around a large and imposing column, which very quickly became a feature. The bar top was made of multiple cubes of end-grain wood, while the finish surrounding the bar was made of donated blackened steel from a neighboring project. The concrete floor with steel beams was left exposed and repurposed 50’s barstools were added and reupholstered. A window above the bathroom door was salvaged from Ratner’s, a nearby staple which had recently closed, as was the bathroom door. The project was about introducing elements with weathering, patina and contrasting textures, which we were then able to combine with new ones to create a unique and timeless mix.

Studioteka was asked by a happy former medical client to gut renovate a dilapidated office across from the doctors’ main office suite into a new annex for the practice in Manhattan’s Midtown East. The image far left shows what would become the larger of the two treatment rooms and the only windowed space in the annex. The two images on the right show the space after our redesign. We provided full architecture and interior services to create two new treatment rooms, a designated photo room, a small administrative office and additional storage. The practice’s successful plastic surgeons wanted additional rooms where patients would be able to receive treatments in a warm, inviting and luxurious spa-like environment. A visual connection between each of the treatment rooms and the administrative office was created by the addition of clerestory glass which allows natural light to pass between the spaces in the suite.

The two images on the left show the annex before construction and our complete gutting of the space. The two on the right show two of the treatment rooms after we finished! An elegant white patient chair and round doctor’s stool sit in the middle of each treatment space. Contrasting wallpapers, one with a natural texture, the other with an embossed white pattern, wrap the room, while a sleek, silver chair rail finishes the look. Sleek white cabinets were chosen to contrast with dappled gray countertops and resilient flooring the color of warm, brown leather, while a pair of minimalist modern suspended lights brighten and warm the space.

The two photos on the left show the annex before our intervention. The hallway was cramped and dark, and the carpet had seen better days. The hallway post-facelift has a soothing, neutral palette with warm stone flooring and a wall unit to one side, and a row of glass sliding and barn doors to the other, allowing light from the rooms beyond to filter into the circulation space of the annex and open up the space.

Located in Queens, this 1,119 sf project converted a former Jiu-Jitsu studio in a commercial storefront into the new offices of City Homes Realty Group, a bilingual family-run real estate practice.The project combines two distinct areas, one more public, with a receptionist desk, a waiting area for guests and a glass-enclosed conference room for meetings and closings, and another more private rear space with custom workstations that wrap the perimeter of the space and a glass-enclosed office volume for the group’s husband and wife team who sit facing one another at a custom, T-shaped station with bespoke file and storage drawers below the desks.

The back wall of the private office has white display shelves for the group’s awards, artwork, and keepsakes, as well as custom, integrated file drawers for the wife’s multi-services clients.

The entry to the suite is framed on one side by the conference room which creates a diagonal that leads guests directly to the receptionist’s desk, and a waiting area along the other wall flanking the space. The receptionists’ backdrop is a wall in white stonewashed by light from above that highlights the firm’s silver logo which is mounted on the accent wall. The custom workstations then wrap the back of the space, allowing for desk space for family members, as well as room for potential expansion.

Located in Manhattan’s Flatiron District, this 3,100 square foot space for an innovative, cutting edge marketing firm, is a different take on the urban workplace. The project combines fluid custom workstations specifically tailored to the firm’s dynamic working style, as well as spaces for creative encounters that allow for chance meetings and informal discussions. The entry is framed on one side by a curved DJ booth and waiting area, and on the other by a reception area. This area is the start of a custom wall which also incorporates a kitchen with a bar height table for informal meetings, workstations, and a production area.

Adjacent to the kitchen is a custom lounge pod (on the left, seen under construction) designed by Studioteka with a partial surrounding wall which provides another space for collaboration. In this way, we energize the entry sequence and provide visitors with an experience of the dynamic interaction that has made the company so successful.

The image on the left shows the DJ booth under construction, while the one on the right shows the finished result! Taking inspiration from a pinball machine, the DJ booth forms a bumper, while the partners’ offices form an island in the middle of the space, flanked by workstations for the various creative teams, which are organized by project and also by volume. A large conference room sits adjacent to this space as one of the few enclosed moments in the plan.

The image above shows the before and after state of the kitchen in Riverside Drive Apartment, a 2,000 sf apartment we gut renovated in Washington Heights. What a transformation! The original kitchen was fragmented and narrow, and there was no direct connection to the dining room. We opened a doorway between the two spaces which also had the added benefit of adding more light to the room. We then reconfigured the kitchen, adding a breakfast nook and all new appliances which included a washing machine, dishwasher, microwave with integrated range hood and a chef’s range for the client’s many dinner parties!

The photos above show the kitchen before, on the left, and the kitchen transformed on the right. A long stone countertop with neutral tile backsplash runs the length of the kitchen with white cabinetry with inset glass, creating the perfect space for cooking with plenty of area for both storage and prep work. The new dishwasher and washer/dryer are tucked under the counter and seamlessly integrated into the space of this beautiful new kitchen.

The photo above on the left shows the bathroom in our Riverside Drive Apartment project before the renovation, and the two on the right show the same space after. The original bathroom was very tight and cramped, and light didn’t enter the space because of a wall that separated the toilet, sink and vanity from the shower. Studioteka replaced the full height plumbing wall with a lower one, and put a glass divider between the shower and the new sink, allowing light to pass into the rest of the space from the window.

The two photos above on the left show the original bathroom, and the larger image on the right shows the new renovated space with new vessel sink, stone vanity top, and glass shower wall  in more detail. All new plumbing fixtures and clean white wall and floor tile were also installed to completely upgrade and update the space. See more about this project here!

The kitchen in this unit in the East Village Microapartments project was awkwardly laid out, with a bathroom and standing shower located in a room that separated the sink and stove from the refrigerator and counter space. The addition of a diagonal wall allowed us to enclose the window to the fire escape inside a new, ADA adaptable bathroom with stacked washer/dryer, while making a kitchen layout that has everything at the tenant’s fingertips.

This photo clearly shows the awkwardness of the original layout. The stove was right next to the entry door, and the toilet was across from the refrigerator. Prep space and cooking space were diagonally opposite one another, making for difficulty in preparing meals, and the unit, in addition to needing an upgrade in terms of appliances, lacked a dishwasher and microwave. On the right you can see the transformation to sleek, upgraded appliances, the microwave has an integrated range hood, the cabinets are all solid wood and custom made, and the new layout is a very functional one for a kitchen where every bit of space counts!

The photo on the left above shows the kitchen before, and the two on the left are after. We removed the walls which divided the space, opening it up, while still allowing for a very functional layout for cabinetry, drawers and appliances.

This unit in the East Village Microapartments project was in terrible disrepair, having been inhabited by a hoarder. You can clearly see that from the two before pictures on the left! The original configuration of the kitchen, located along the short wall with an L shape, and bathroom, with insufficient clearances around plumbing fixtures, was also not optimal. The layout didn’t allow for enough space for cooking prep or sufficient space for storage, not to mention the washer/dryer that the client wanted to install in the bathroom of this rental unit. The apartment needed to be completely gutted, and had new flooring installed throughout, as well as new windows with a larger operable area to provide adequate ventilation and space for a window air conditioner during the summer months. Our redesign also allowed for the creation of a deep closet with ample space for storage across from the new galley kitchen, in which we used completely updated appliances and the same solid wood custom cabinetry as in the first unit shown.

This photo shows the tight and sub optimal configuration of the original bathroom, not to mention the oversized sink which created a very restricted path to the toilet and tub. Our complete transformation can be seen in the two photos on the right. The first shows the new sink and mirror, with the closet that contains generous storage and space for a washer/dryer unit. The far right photo shows the space seen from the front of the apartment, with the large closet opposite the galley kitchen.

The series of photos above show the kitchen in the Riverdale house before and after our intervention. The original kitchen had not been updated since the 1960s, and was badly in need of an upgrade. The wall separating the kitchen from the dining room created a cramped, dark space which had a very awkward layout. We added all new cabinetry and appliances and relocated the gas range to the other side of the kitchen, allowing for a larger expanse of counter space for meal prep.

Here you can see the wall in the before picture that used to separate the kitchen and dining areas. By taking the wall down between the two spaces we were also able to add a large breakfast bar and open up the space considerably, bringing in more natural light from the back garden and making communication between the two spaces seamless and perfect for entertaining.We added a brand new kitchen window as well as a new door to the back garden with operable sidelights going all the way to the ground allowing the interior spaces to flood with natural light

Directly across from the reception area is an IT closet, enclosed within custom cabinetry that then becomes a series of workstations and a small kitchen along the left hand side of the space. Studioteka provided IT and network architecture design services for the project, and all wiring is integrated seamlessly into the floor and walls, which allows for wiring and cabling to remain discreetly out of sight. The custom workstations then wrap the back of the space, allowing for desk space for family members, as well as room for potential expansion. We are proud to have been a part of this successful business venture for a family of Ecuadorian and Peruvian New Yorkers. Studioteka was asked to gut renovate a pair of apartments in two historic tenement buildings owned by a client as rental properties in the East Village. Though small in footprint at approximately 262 and 278 square feet, respectively, the units each boast well appointed kitchens complete with custom built shaker-style cabinetry and a full range of appliances including a dishwasher, 4 burner stove with oven, and a full height refrigerator with freezer, and bathrooms with stackable or combined washer/dryer units for busy downtown city dwellers. The shaker style cabinetry also has integrated finger pulls for the drawers and cabinet doors, and so requires no hardware. Our innovative client was a joy to work with, and numerous layouts and options were explored in arriving at the best possible use of the space. The angled wall in the smaller of the two units was a part of this collaborative process as it allowed us to be able to fit a stackable unit in the bathroom while ensuring that we also met ADA adaptable standards. New warm wooden flooring was installed in both units to complement the light, blond color of the cabinets which in turn contrast with the cooler stone countertop and gray wooden backsplash. The same wood for the backsplash is then used on the bathroom floor, where it provides a contrast with the simple, white subway tile, sleek silver hanging rods, and white plumbing fixtures.

Studioteka was asked to redesign an existing, 1,100 sf two bedroom apartment for a Haitian client with beautiful views overlooking Riverside Drive in Washington Heights. The project was a complete gut renovation, as the apartment had not been touched since the 1970s. Studioteka prepared construction drawings for the building’s coop board and the New York City Department of Buildings as well as coordinating the installation of new kitchen and bathroom fixtures, finishes, and appliances and new flooring throughout. An old dumbwaiter shaft in the kitchen was removed, allowing for a better flow of space and the addition of a small breakfast nook. New French doors were added between the living and dining rooms, and between the dining room and living rooms and the entry foyer, and a door was opened between the kitchen and dining areas, to create a better flow between spaces. The French doors let light pass through from the windows to the hallway, and also allow the living and dining rooms to be used in different ways, including as additional space for guests. The renovated apartment has new decorative moldings throughout, and new transom windows have been installed above the bedroom doors to allow more natural light into the hallway. The kitchen appliances were completely replaced, and a new dishwasher was also added along with a new washing machine. The kitchen’s deep brown wood flooring complements the white cabinetry with its translucent inset glass and the warm neutral tile backsplash that runs the length of the stone countertop. New recessed lighting was added in the passageway that leads to the bedrooms along with new ceiling mounted fixtures in every room, and the electrical and plumbing were fully upgraded throughout. TBC APARTMENTS

The project is organized around a series of slots and voids, inspired by the missing teeth in the surrounding city fabric.  Empty lots in the neighborhood are being used and reappropriated in new and unorthodox ways, and have increasingly become the focus of an explosion of building in the area.  We see these spaces as the locus of opportunity, or the old making room for the new.  We bring these voids into the parking structure and apartment building as a means of introducing light and a sense of vertical connectedness to the project. In addition, by not occupying the entire site, we are able to create a connective landscape out of the resulting void space, which forms a ribbon running through the project.

A system of voids and balconies allow light and air into the building interior, while a system of ramped circulation with a translucent skin provides natural illumination to the corridor space.  Slots between the three main blocks of the building differentiate the apartment types from one another, as well as permitting light to permeate the circulation space from both sides. The passageway begins its slope at the middle duplex block, which enables the building to make the transition between the levels of grade at the top and bottom of the site.  The smaller windows on the facade are translucent panels which, when combined with larger openings, allow a more diffuse light to enter the living areas.  Living spaces are organized on an open and flexible plan, with storage and other smaller spaces forming ‘thick walls’ which act as separators.

Parking garage:

The parking structure is a mixed program building which combines parking with public meeting and assembly functions.  The roof becomes a green outdoor gathering space, and is also occupied by an enclosed multi-purpose room to be used for meetings and events. Transparency is suggested by way of both the facade treatment, as well as by the voids which wrap vertically around the facade, shifting horizontally to cut through the concrete floor plates. The voids in the parking structure, in this case, covered by grilles, echo those of the apartments, while the linear nature of the garage is echoed in the ramped landscape, which runs along the length of the site.

Landscape:

The continuous band of landscape which links the different interventions on the site, moves up to create a roof garden and gathering area on the roof of the garage.  The visual relationships between the landscape, apartment building and parking structure are heightened within these buildings by the occurrence of the voids.  The ribbon is envisioned as a connective element, a piece of public green space given back to the city.

Studioteka was asked to transform a dark, and very dated kitchen and dining area for a professional couple residing in New York’s sought after Riverdale neighborhood, just a stone’s throw from Van Cortlandt Park. The couple like to cook and entertain, and wanted a space where they’d be able to host dinner parties that could also spill onto their beautiful back deck and yard. The design team removed the old kitchen cabinets and the wall which had previously separated both spaces, allowing for the creation of an oversized island that also contained cabinetry and space for a breakfast bar. Old ductwork which had been contained in the wall was rerouted, and cleverly hidden within the new island’s custom drawers and cabinetry. The gas range was relocated to the far wall, and the dishwasher was moved from the window side to the island side of the kitchen, allowing for a better kitchen workflow. New recessed and pendant lighting illuminate the space, and highlight the island. The Brazilian Bajkal Quartzite countertops provide a light contrast to the dark wood of the cabinetry below, while white subway tile and cabinets above provide openness, making the space appear larger and light filled. The kitchen window and French doors leading to the outdoor space in back were replaced, and side lights were added around the door, allowing for the creation of a new and light filled and beautiful entertainment space in the home. Status: Phase 1 completed.
